Although Walt's workmanship of a garage storage loft was satisfactory, he failed to fullfill the agreed upon completion date & exceeded the estimated cost of the project by $100.00 . My mistake was failing to stipulate to a "Penalty-Clause", in the contract whereupon I would've excercised "If a contractor goes over agreed completion date, contractor must forfeit a certain amount."
